Plumbing service work in a residential setting

About us

A plumbing shop built around one kind of house

Florissant's median home was built in 1963. That is not trivia — it is the single most useful thing a plumber can know before walking in the door, and it shapes how we quote, what we bring, and what we check first.

Who we are

We work one kind of housing stock, and we know it

Roughly 18,000 houses went up in Florissant between 1947 and 1980, most of them ranches and split-levels laid out on curving streets by a handful of developers. They were good houses. They are also sixty years old now, and the plumbing that went in with them has reached the end of a predictable life.

That means we are rarely surprised. Clay sewer laterals with roots at the joints. Cast-iron drains scaled down to half their diameter. Galvanized supply lines that have been closing for six decades and now deliver a trickle to the far bathroom. Shutoff valves that have not been turned since the house changed hands. We plan for these instead of discovering them halfway through a job and revising the price.

It also means we know the city's sewer lateral program, which is genuinely valuable to a Florissant homeowner and which a lot of contractors never bring up. If your defect sits in the covered portion of the line, that conversation is worth more to you than anything else we could tell you.

We are a newer company name, and we would rather say that plainly than invent a decades-long history. What we offer instead is a phone that gets answered, a price agreed before we start, and camera footage of anything underground so you are never asked to take our word for a five-figure repair.

How we price

You approve the number before we start

This is the part of hiring a plumber people dread, so we do it in a specific order.

We diagnose first

Ten minutes finding out what is actually wrong saves you from paying to replace something that needed a part. Underground, that means a camera.

You get the number

The price for the fix, explained, before any work begins. If there are two viable options, you get both numbers and our recommendation.

Findings get documented

If we open a wall or run a camera and something changes the job, you see the footage or the photo and the cost before we go further.
